Why this holds up

LVT is waterproof, and it shrugs off scuffs, dragged furniture and the occasional cigarette in a way carpet never will

A single damaged plank lifts and replaces without redoing the room. That's the difference between a two hundred dollar fix and a four thousand dollar one at the next turnover.

How long it takes

A vacant two bedroom unit is usually two to three days start to finish

Add about a day for uplift and disposal of the old floor

Give us the vacate date and the new tenancy date and we'll work to the gap

Questions we get asked

Carpet or hard flooring in a rental?

Hard flooring through the living areas nearly always wins on total cost. Carpet in a rental tends to get replaced every second or third tenancy, LVT tends to get patched. Bedrooms are the exception, where carpet is warmer and takes far less punishment.

Do you handle multiple units at once?

Yes, and the rate improves when you do. Ordering across several units means we buy full pallets and full rolls rather than part quantities, and that saving comes back to you. Tell us the whole portfolio rather than one unit at a time.

Can you invoice the owner directly?

Yes. Plenty of our rental work comes through property managers with the invoice going to the owner. Give us both sets of details at the quote stage and we'll set it up that way from the start.

What if a tenant damages one area?

That's the main argument for plank over sheet or carpet. We lift the damaged planks and drop in replacements, usually in under an hour, and if you've kept the spare box from the original job it's an exact match rather than a close one.

Is this suitable for a Healthy Homes upgrade?

Flooring itself isn't a Healthy Homes requirement, but the work often lands at the same time as insulation, extraction or heating. If your other trades are booked, tell us the dates and we'll fit in rather than clash, because a floor going down before a ceiling gets opened up is a waste of everyone's money.

How cheap can we actually go?

The combination on this page is our floor, not a starting bid. We can source cheaper product, but past a point it stops being economical, because a floor that needs replacing at the next turnover costs more than the one that didn't. We'd rather tell you that than sell you the cheap one.
